NOTICE OF PUBLIC HEARING


CENTERVILLE CITY


REZONE OF PROPERTY


NOTICE IS HEREBY GIVEN of a public hearing to be held in the City Council Chambers of the Centerville Community Center and City Hall Building, 250 North Main, Centerville, Utah, on April 6, 2004 at 7:40 p.m., or as soon thereafter as the matter may be heard, before the City Council of Centerville City on the following application requesting rezoning of the following described area in Centerville City, Davis County, Utah:


To amend the zoning map of Centerville by reclassifying the following described property from R-M Residential-Medium to R-M (PD) Residential-Medium (Planned Development) as requested under an application dated March 8, 2004 filed by JLD Development pertaining to property located at approximately Chase Lane and the Frontage Road (northeast corner) which is more particularly described as follows:


Beginning at a point South 89°52'46" West 1733.14 feet along the Section Line and South 00°07'14" East 33.00 feet from the South Quarter Corner of Section 6, Township 2 North, Range 1 East, Salt Lake Base & Meridian, and running thence South 89°52'46" West 591.04 Feet along the North Line of Chase Lane to the East Line of the I-15 Frontage Road; thence North 00°16'32" East 387.43 feet along said Frontage Road; thence North 89°52'46" East 588.36 feet; thence South 00°07'14" East 387.42 feet to the point of beginning.


Less and excepting therefrom the following:


Beginning on the North Line of a 66 foot street (Chase Lane) at a point which is South 00°05'13" East 66.007 feet along the Section Line and South 89°52'46" West 1733.101 feet parallel to the Section Line and North 00°07'14 West 33.007 feet from the South Quarter Corner of Section 6, Township 2 North, Range 1 East, Salt Lake Base & Meridian, (bearing base in accordance with the township reference plat filed as Entry No. 389055 and dated December 6, 1973 in the office of the Davis County Recorder) and running thence South 89°52'46" West 15.425 feet along the North Line of said street to a fence line; thence North 00°00'36" West 387.061 feet along said fence; thence North 89°52'46" East 14.678 feet; thence South 00°07'14" East 387.060 feet to the point of beginning. Property contains 222,631 square feet or 5.1109 acres.


Development of the property may be subject to conditions imposed by the City in conjunction with the rezoning. All interested persons appearing at the hearing will be heard. For further information, contact Blaine Lutz, Interim Community Development Director at 295-3477.
